da·tum, n. — a fixed reference from which measurements are made.

Where value is measured from.

Datum is an independent commercial real estate valuation and advisory practice serving institutional lenders and investors across the New York metropolitan region. The work is built for credit decisions: direct market evidence, disciplined reconciliation, and conclusions that hold under review.

Why Datum

In surveying, a datum is the reference point every measurement is taken from — a benchmark set in bedrock, or mean sea level itself. Nothing on the plan can be trusted until it ties back to that point.

An appraisal is meant to be that for a transaction. The lender, the borrower, and the market each carry their own numbers and their own incentives; a credible opinion of value is the one point they can all measure against. We named the practice for the standard the work is held to.

Standards

INDEPENDENCE

Valuation only. No brokerage, no financing, no asset management — no interest in the outcome of any transaction we opine on.

DESIGNATION

Every assignment is performed by an MAI-designated appraiser, bound by the Appraisal Institute’s Code of Professional Ethics, Standards of Professional Practice, and continuing-education requirements.

COMPLIANCE

Every report is prepared in conformity with USPAP. Assignments for regulated lenders meet FIRREA requirements and the Interagency Appraisal and Evaluation Guidelines.

CONFIDENTIALITY

Assignment facts, data, and results stay inside the engagement. Client matters never appear in our marketing.
